Services and Pricing

Electrical:

  1. Test grounding of outlets

  2. Test functionality of lights (Turn off and on)

  3. Service Mast if bent (What runs from the road to your house, unless its underground)

  4. Service drop (The droop that is present immediately before entering the service mast)

  5. Main Panel and Sub panel (open and see what type of wiring - copper or alum, and if its interiors are in good condition)

  6. GFCI/AFCI functionality (Test and reset work, does it trip when using a tester?)

  7. Any exposed wiring and if it poses any risks

  8. Smoke and CO alarm presence only (If its really old, it will be noted)

  9. Door bell

  10. ​Garage door opener's and its closing sensors

  11. Ceiling Fan (If possible)

Plumbing (Supply and Waste):

  1. Water turns on and off at all faucets

  2. Hot and Cold correctly connected at all faucets

  3. Drain test (fill with water and drain, if stoppers present)

  4. Leaks where visible at all faucets and underneath

  5. Main water shut off

  6. Hot water tank

  7. Back flow preventers (often seen on hose bibs)

  8. Sump pump set up (tipping, draining)

  9. Ventilation (The pipe that sticks out of roof, and AAVs if seen)

  10. Any exposed pipes for leaks, damage, etc

  11. Permanent Pools that are up all year round (Visual only of components for corrosion or sign of possible failure)

  12. Septic tank location (if possible or known)

  13. Cistern location (If possible or known)

Exterior:

  1. Doors

  2. Flashing, trim, soffit, fascia, gutters

  3. Exterior wall type (Veneer, solid masonry, wood, etc)

  4. Decks and their components (Railings, quality, etc)

  5. Grading (Slopes away from house)

  6. Patios, driveway, walkways (Damage, lifting, etc)

  7. Retaining walls (Is it holding?)

  8. Carports, garage

  9. Exterior Sheds (This is extra, and not required)

  10. Window Screens (If present, are they damaged?)

  11. Parging

  12. Foundation (What is visual for spalling or damage)

Interior:

  1. Walls, ceiling, floors (Sagging, straightness)

  2. Doors

  3. Windows and if they open and lock

  4. Stairs, handrails, guards

  5. Fire Separation (Mainly attic area for row/town houses)

  6. Cabinets and drawers (Washroom, kitchen)

  7. Basement walls, if exposed (Are they leaning or holding?)

  8. Support beams (Are they holding?)

Roof:

  1. Roof type (Metal, asphalt)

  2. Skylights and any roof penetrations (Stack Vent, chimney flashing)

  3. Flashing

  4. A Visual front the inside of attic for leaks (No guarantee here as a new leak might not have left a trail to follow)

  5. Chimney quality (spalling, deterioration)

  6. Flue caps (Secure or not)

Heating, Cooling, Dehumidifiers:

  1. Does the furnace turn on?

  2. Does the AC Turn on?

  3. AC Age (if possible)

  4. Does the Dehumidifier turn on?

  5. Fuel type

  6. Venting

  7. Air flow (Hot, cold, return)

  8. Inside of Furnace (Looking for visual leaks)

What's Not Inspected? 


 

Electrical:

  1. Fire Alarm and CO Monoxides alarm test as this is to be done by the home owners weekly or monthly

  2. Lamps, nor items that can be removed if someone were to move 

  3. Voltage test

  4. Telephone wire or anything low voltage except for actually testing the doorbell

  5. Sump Pump itself (Could fail anytime)

Plumbing (Supply and Waste):

  1. Pool's or hot tub's functionality (May work today, but tomorrow the pump blows)

  2. Washing machine

  3. Water supply system (Softener, pump, etc as it could work today and fail tomorrow)

  4. Septic tank and its components

  5. Any sprinklers inside or outside

  6. Well quality or water quantity

  7. Shut off valves (May start a leak, especially if it hasn't been shut off in 20 years)

Exterior:

  1. Shutters, awnings, umbrellas, and items as such

  2. Mechanical lifts

  3. Decks

  4. Seawalls, docks, water breaks, dikes

Interior:

  1. Decorative finishes (Older houses will have ceiling finishes and decorative trims)

  2. Window treatments (Tinting, etc)

  3. Central vacuum systems 

  4. Household appliances (Can be taken upon move out)

  5. Recreational facilities (Gyms)

Roof:

  1. Antennae and satellite dishes

  2. Interiors of flues or chimneys

​

Heating, Cooling, Dehumidifier:

  1. Portable AC

  2. Heat Exchangers

  3. Solar, or fans​​

  4. Opening of Dehumidifier (cleaning to be done by owner or professional)
