What's Inspected?
All major systems in the house, which includes the Exterior, Roof, Structure, Heating, Cooling, Plumbing, Insulation and Electrical.
How Long is the Inspection?
Expect 2-4 hours for most residential houses. If it takes longer, there isn't any extra charges, it's just the way it is.
Can I attend?
Yes, I encourage it. For your safety, I only recommend a maximum of you and one other to attend.
Are you a BGRS Provider?
As of June 2025, I am not. I will update this according when I am.
When do i get the report?
Within 24h. Let it be known, I may inspect multiple properties in a day, thus travel, time, etc needs to be considered. I do carry my laptop if i have white space between appointments to work on reports. Do not worry, you will receive it, my guarantee.
What Should I Bring or Wear?
Wear comfortable cloths. I will not have you come up the roof, attic, or somewhere you will get dirty. I encourage all to come into the basement as it shows the heart of the house.
You do not need to bring anything. The report will show, tell and remind you. I encourage questions as we go.​
Are you WETT Certified?
Currently no. However, other home inspectors are and they offer it at an additional price.
Will you tell me to buy the house or not?
No, that is not my job, that is solely up to you. If I do find something life threatening, I will inform you.
Why should I get a Home Inspection?
Existing or new homeowners should always get a home inspection. This is always a huge investment and we are the professionals who are willing to look for issues as if its our own house and ensure you are informed of any issues you may deal with if you do buy the property. Additionally, we have seen many houses and know some tricks people play to hide issues. Understand, I cannot predict the future nor see through walls and may miss something. I wish I could give you 100% guarantees, but that's just not possible and I speak as a homeowner myself.
Will you give me quotes on how much things will cost?
No. Businesses are always changing prices and if i quote you lower than the professionals, I would expect an angry phone call from you. I will recommend professionals to look at it and give you a quote.
Do you inspect pools, septic tanks or offer any other services?
Short answer, No. I only offer home inspection services, which includes the house, garage​ and some sheds (they need to be more of the permanent style and not the plastic or metal ones).
Long Answers;
1. Septic: Leave it to an expert to tell you as they have seen all kinds of tanks. My house has a septic tank and even with training, I see so little septic tanks as they are buried.
2. Pools: I grew up with a pool for 20 years, and I can say, they are a lot of extra work. I will look it over, if possible, but only the essentials and it'll be a rough draft. I will look for rust, the electrical set up and any other issues I see from my experiences with pools. I will recommend a professional do an actual check since they will be able to inform you of the intricacies.
3. Radon: No. If you think you have a radon problem, reach out to a professional.
4. Vermiculite/ Asbestos testing: No, I do not test it, but If i suspect it, I will inform you.
5. Mold: No. I recommend a professional as they will be able to elaborate more.
6. Wells: I do have a well at my house and will inform you of as much as I can. If the well has an installer label, call them with the property address and they can often help you with any questions. McKinnon Water Solutions is the most common water supplier in Renfrew County from what I have seen.
7. Others: If not listed above, you may ask. If I cannot answer your question, I will point you in the right direction for information.
